You had me chuckling inside pretty much describing our exact situation here in Aurora/Centennial with wanting to sell our starter and get into that 700-900k range here in the next couple years. Hard to know what the right move is when we have a 2.69% rate right now, but a house we’ve outgrown. Thanks for the good info!

I love how desperate some of these realtors are. Notice she doesn’t talk about interest rate anywhere, and how dumb it is buying at the top of the market. The deals are gone. $791,000 is the average for a house in Denver? No thanks
That city is a dump…if you want to have a good quality of life live way out in the mountains .

Realtors are the only Coloradoans that welcome Texans there. Greed.
60% of Coloradans weren't born here. They do like to complain about transplants, but those complaints may even be from people who came from that same place themselves....ahhh, the irony :)
People are paying too much. The ratio of buying vs renting is the largest in history. Not smart

Be careful buying in Denver unless you wanna watch your equity crash while your neighborhood becomes a tent city. The mass exodus of contributors/tax payers is up, and the influx of neecomers/welfare recipients is up up up.

Brookfield is a residential builder with good looking models here in midtown. They own Malls and other international properties. Can you comment on this builder? A bit steep but I was impressed. Any thoughts?

I lived 12 years in the Meadows and now 3 in Crystal Valley. Crystal Valley has great hiking and bike trails up the Mesa by Ryolite Park with a bridge access if needed with amazing views at the top of the rock, Pikes Peak and the front range and I have been walking these since before 2010!! Also there are a lot of larger homes than 5,000 sq ft. You can also bike to the MAC along the plum creek trail then up the hill to the MAC!

I have a daycare parent friend-ish in the Canyons and says the pool is already overcrowded and no ETA on the trails...
ADU houses have little to no yard in Lyric. Houses are under the flight path of airport which isn't bad.....until the air force does touch and goes and rattles pictures off your wall. High lots are selling now, and you had to put in money many month ago to get them.
I'm glad the daily flight noise isn't a bother for you. Most folks I know don't mind the plans from Buckley. In our neighborhood a lot of neighbors post so they CAN run out to see them
DugCo has aged, is fighting new schools. Im walking distance to 4th school on list to be built....and my kiddos will probably be buying their house before it gets built

Is the property tax rate same as the county tax rate? Sterling is 1.23% thats super high. I thought Denver had more like a 0.54 rate or something. Am I missing something? Thanks
In Denver the rate is low like you mention. It does average around .54%. In most places where a new community is being built though (not a scrape), a Metro District is established. That Metro District sets its own tax line that adds INTO the property tax rate bringing the total up to these higher numbers. So when a homeowner views their line item Tax Authorities they see school, library, fire, law enforcement, etc. A homeowner in a Metro District also has a line item that goes to paying off their metro district bond and it's usually the largest tax item they pay. The metro district line item to repay the bond that was taken out to pay for infrastructure is what bumps up the new build taxes. It certainly feels painful since it's a percent on an ever-increasing home value
Just bought a house on 5 acres in Castle Crest that backs to Woodland and the Woodland bowl open space is so cool with all the hiking trails. Hiked it Tuesday morning and did not really see any power lines.
I think you are very biased towards HR in this video. Can't blame you though. HR is good in many ways.
You're right :) , based on what my clients prefer between these two and what I perceive delivers right now on what my clients ask for, HR wins. 15 years from now, it may be very different. People who moved into HR early were laughed at for living somewhere as barren as HR was. SR is more established (in some ways that is good (grocery and a school already there), in some ways that is bad (fewer roads can be built to ease congestion). Totally fair point! Goes right along with my statement about how you can get into a home at a lower overall price point in SR. BUT taxes will stay higher, and a rate can be refi'd. There are no duplexes in The Hamlet. All are single family homes, and no rentals are allowed.
Very informative Alyson, as always! I think the Fed's delay in rate cuts kept the 30 year mortgage higher at around 7%. Rate cuts will come later in the year just in time for spring of 2025 to bring a lot of the buyers out from the sidelines and the market will see a lot of activity. Buyer's are just hanging out waiting in apartments or rentals because 1-2% means a lot on a $750K mortgage. But renting at $2,500/mo is a waste of $30k a year. Better to own and get a roommate than to rent.
I'm with you. I think buying now while the market is flat is a great time to get in. Renting out part of the house if needed can be helpful. Doing a temporary buy down is another option. Rates may cool after the election, but by then we're in the holiday slump. What that WILL mean though, if rates come down by 2025, is that Jan and Feb will be FIRE. It's what happened this year - Jan and Feb rates were 6% and the market was insane.

We moved into Montaine last year, and it was the best decision. It has a great location, home choices, amenities, and, most importantly, a friendly neighborhood.

I have had clients purchase their homes on resale and they have fared well on inspection. They also design very nice homes. I haven't worked with them start to finish on a build....they don't build at high volume (which can often speak well to quality) which lessens the opportunity to work with them.

You’v pretty much convinced me to move to Colorado, my husband and I currently live in Oregon and needless to say..I’ll leave it at that. We can move anywhere in the country but would like to live in a pretty state that has all four seasons, we love winters but not the harsh ones they experience in all northern states - Colorado seems to fit all our wants and needs.

in 2023 a law was passed that tiny homes can be lived in full time. You'd need to find land that is currently buildable and not governed by an HOA for our easiest route.
Are paired homes considered SFH or condo/townhomes?
There isn't a consistent answer for that, unfortunately. Many times, they are listed as SFH. Other times, I see them listed as MLF (multifamily), sometimes as a Condo. Sometimes it can be entry error to not be listed as a SFH. But other times, it can be how the municipality looks at these types of properties, or if it a small build and there are party walls it may get created as a Condo.
